Book Abstract

1.1.1 房地产的概念
1）房地产的概念房地产是指土地、建筑物及其他地上定着物，是实物、权益和区位三者的综合体。其中：
（1）土地。
土地为人类社会和经济活动提供了基础。土地既是一种有形的实物，又是一切财富的源泉。在经济学领域，土地、劳动、资本和企业家管理并列被称为四大生产要素；社会学关注土地作为社会全体成员分享的资源；地理学着重描述土地的物理要素以及利用土地的人类活动；法学着重于土地的权利。对房地产估价而言，土地是指地球的表面及其上下的一定空间。具体一宗土地的范围可分为三层：①地球表面，简称地面；②地面以上一定范围内的空间，简称地上空间；③地面以下一定范围内的空间，简称地下空间。
一宗土地的地面范围，是地球表面该宗土地的“边界”所围绕的面积。在进行房地产估价时，对一宗土地的认识主要包括以下内容：坐落、四至、面积、形状、地势、地质和水文状况、周围环境和景观、利用现状、利用规划、产权状况、基础设施完备程度（指道路、给水、排水、通电、通讯、通邮、通气、热力等）和土地平整程度、土地使用管制等。
值得注意的是，房地产估价意义上的土地与我们平时所讲的土地有着较大的区别。平时所讲的土地可以分为以下三类：
①土地即田地、地面。这是人们最一般的认识。
②土地是指“地球上陆地的表面，包括水域在内，是由地貌、土壤、岩石、水文、气候、植被等要素组成的自然综合体”。
③土地是指自然物、自然力或者自然资源。如马克思讲：“经济学上所说的土地是指未经人的帮助而自然存在的一切劳动对象。”英国著名经济学家马歇尔讲：“土地是指大自然为了帮助人类，在陆地、海上、空气、光和热各方面所赠与的物质和力量。”美国土地经济学创始人伊利和莫尔豪斯在他们合著的《土地经济学原理》中讲：“经济学家所使用的土地这个词，指的是自然的各种力量，或自然资源。它的意义不仅是指土地的表面，因为它还包括地面上下的东西”；“经济学上的土地是侧重于大自然所赋予的东西”。

Introduction

在听取广大读者和教学工作者建议的基础上，为加强本教材的实践性和易读性，我们在本教材各章增加了引领各章的“引例”、“案例精析”、“实战演练”、“实践操作训练”及“综合实训”等内容。此外，根据新近出台的《中华人民共和国物权法》，对有关内容和术语作了相应修改；依据房地产估价理论和实践的发展，对一些章节和知识点进行了深化和细化，改动之处达200多处。增加、细化或深化、修改的主要内容有：
1.第1章增加：“1.1.2 房地产的类型”中的按经营使用方式划分、按实物形态划分、按权益状况划分房地产类型；“1.1.3 房地产的属性”（自然属性、经济属性、法律属性和社会属性）；“1.2 房地产市场的概念、类型与属性”；“1.5.2 房地产估价的本质”；“1.6 房地产估价的基本要素”等内容。细化或深化：土地的概念、房地产价格的影响因素、其他权益价格、房地产估价的概念等内容。
2.第2章增加：“2.6 谨慎原则”。细化或深化：估价时点原则。
3.第3章增加：“3.2.3 建立价格可比基础”中的“统一房地产范围”。细化或深化：市场比较法的应用范围、选取的可比实例规模范围、求取比准价格等内容。对市场比较法的概览图进行了修改。
4.第4章增加：“4.2.4 几种收益类型房地产净收益的求取”中的“混合型房地产”收益的求取。删除：原书“4.4.4 净收益按等差级数递增递减的公式”中的“3）递减无限年的公式”。细化或深化：收益法的概念及理论依据、“4.2.4 几种收益类型房地产净收益的求取”、“4.2.6 收益年限的确定”等内容。
5.第5章增加：“5.1.2 成本法的适用对象和条件”中的相关内容。修改：依据《中华人民共和国物权法》第四十二条相关内容，把“5.1.4 房地产价格构成”中的“征用”改为“征收”，同时在农地征收费用构成中增加“安排被征收土地农民社会保障费用”项。细化或深化：开发利润的各种形式计算公式。
6.第8章增加：“8.1.3 不应承接估价业务的情形”；“8.2.4 明确价值类型”；“8.6 分析估价对象价值”；“8.8 判断确定估价对象价值”；“8.9.1 估价报告的质量和形式”；“8.9.2 估价报告的组成和内容”；“8.1 0内部审核估价报告”；“8.1 2估价资料归档”。
7.第10章增加：“10.4 征地和房屋拆迁补偿估价”中增加《中华人民共和国物权法》第四十二条规定的有关内容，同时对相关用词进行了修改。
同时，本教材增加了综合实训以满足实践教学需要。
