3.固定资产的使用年限超过1年
固定资产的使用年限一般都超过1年以上，企业取得固定资产所发生的支出，属于资本性支出。
4.固定资产的单位价值较高
理解这一特征的目的，是为了把固定资产与低值易耗品、包装物等存货区别开来。
4.1.2 固定资产的确认
固定资产在同时满足以下两个条件时，才能予以确认：
1.与该固定资产有关的经济利益很可能流入企业
资产最基本的特征是预期能给企业带来经济利益；如果某一项目预期不能给企业带来经济利益，就不能确认为资产。
判断固定资产有关的经济利益是否很可能流入企业，主要是看与该固定资产所有权相关的风险和报酬是否转移给了企业。凡是所有权归企业的，无论企业是否收到或持有该项固定资产，均可作为企业的固定资产；反之，所有权不归企业的，即使存放在企业中，也不能作为企业的固定资产。有时某项固定资产的所有权虽然不属于企业，但是，如果企业能够确保该项固定资产有关的经济利益流人企业，则也可以认定与固定资产所有权有关的风险和报酬实质上已转移给企业，该项固定资产也可以确认为企业的资产。如融资租人固定资产，企业虽然不拥有该固定资产的所有权，但企业能够控制该固定资产所包含的经济利益，与固定资产所有权相关的风险和报酬实质上已转移到了企业，因此，符合固定资产确认的第一个条件。
